Position Overview

The VP of Land Strategy is a unique hybrid operating / investing role with the opportunity to lead all aspects of real estate investments and oversee all analyses that will drive core strategic business decisions at Tract. The role will involve hands-on leadership of deal sourcing & negotiation, due diligence, and financial / data analysis & visualization to produce a variety of investment materials to present to senior leadership and external stakeholders of the business. The right candidate is a self-starting leader with strong presentation & communication skills, research & analytical abilities, and ability to quarterback deals end-to-end. This is an exciting role with an opportunity to build skills, leverage experienced mentorship, and be an integral part of a dynamic company.

Responsibilities

  • Develop, screen, contact and establish/manage relationships with acquisition prospects and other external market stakeholders including utility groups and local government officials
  • Structure and negotiate business terms of investments from sourcing through close
  • Research, gather, and analyze useful datasets from public and proprietary sources to stay up to date on market trends and evaluate new opportunities
  • Utilize and create financial models using comparables and other data-driven assumptions to determine valuation/acquisition pricing and potential investment returns
  • Formulate investment cases, develop materials for, and present materials for investment committee/senior leadership and other external stakeholders
  • Coordinate the due diligence and closing process for transactions under contract, working with the internal GIS, Development, and Legal teams as well as third parties

Baseline Requirements

Education: Bachelor’s Degree in Accounting/Finance, Economics, Real Estate or related degree.

Experience:

  • 7+ years of experience at an investment bank, management / strategy / real estate consulting firm, corporate development / finance, or private equity / venture capital, including 4+ years of underwriting experience
  • Ability to organize, interpret, and draw appropriate conclusions from large volumes of data and to creatively present the information in a manner that enables all stakeholders to easily understand the information
  • Proven success in end-to-end transaction execution
  • High proficiency in Microsoft Excel / Word / PowerPoint
  • Familiarity with GIS data formats
  • Preferred background in data centers, real estate, utility, or industrial industries

Travel: This position will require occasional travel to Tract markets – up to 40% per year

Expected Salary Range: Total Compensation $225,000 to $300,000 (Base + Annual Bonus)
